PROPERTY MANAGEMENT SERVICES

  1. We conduct a visual inspection of the rental property and provide recommendation of monthly rental value to owner.
  2. We immediately begin advertising in our local paper and craigslist.
  3. We screen applicants: verify employment, check income, tenant credit report, call previous landlords for credit references and the condition of the rental after the prospective tenants have moved out.
  4. We show the property to qualified tenants and discuss the possibilities to the owner for the person best suited for the property in question.
  5. After a tenant is chosen, we complete a walk through inspection on the condition of the property at the time of move in. This same form is utilized for the move out inspection to compare and assess the amount of security deposit to be held for repairs or damage if any.
  6. All of our rent payments are due on the 1st of each month. If the property is rented in the middle of the month, the rent is prorated so a full month's rent will be due on the 1st of the following month.
  7. We trouble shoot minor repairs and maintenance problems on these properties up to a given amount which will be decided by the owner at the time the agreement is signed.
  8. Each month disbursement is mailed by the 1Oth of each month. Enclosed with the check, will be a computerized breakdown of the monthly rent payments, repairs, monthly and year to date totals. Some property owners prefer to have direct deposit to the bank.
  9. At the end of the year, we send a 1099 form for income tax purposes, as well as an itemized total of repairs that occurred within a given year.
  10. Please view fee schedule for initial startup service fees. This fee covers advertising, screening, checking references, credit reports, inspections and file set up. After the initial service is complete, the fee drops down to 10% of the monthly rent each month. There is no percentage taken for the security deposit, which is deposited and held in trust.
  11. If a tenant is late on the monthly rent payment, we charge the tenant a $35.00 late fee after the 5th of each month. (If you would like to charge more for late fees, this could be arranged.) The late fee goes directly to the owner for their inconvenience of waiting for the rent to be disbursed.
  12. We also provide one time set ups that do not include monthly maintenance. Please view our property management fee schedule.

BEING THE MIDDLE MAN, WE CAN BESTERN ABOUT TIMELY RENT PAYMENTS, MAINTAINING THE PROPERTIES IN AN ORDERLY FASIDON, AS WELL AS CALLING SERVICE FOR LESS.
